Duplicate properties—two property records referring to the same single-family residence or unit in a multi-residence building—are sometimes created in zInspector.
This can happen when two different agents create a property under a slightly different name (123 Cherry St and 123 Cherry Street) and perform inspections on their version of the property, or when an integration is set up with an accounting software like AppFolio or Propertyware and the portfolio of properties syncs in, creating duplicates with previously created properties in zInspector.
To help ensure that duplicate properties are resolved without losing inspection data, typically the best solution will be to merge the properties. Step-by-step instructions follow the video.
- Select Properties > Admin Page (or choose the Admin tab of the Property List) to reach the Admin’s Property Page.
- Search for a set of duplicate properties by address, using the search field as needed, and checkmark the relevant rows (far left).
- When two properties are selected, the Merge button will activate (turn red). Click on it.
- Select the correct name for the property from the dropdown, and click Merge.
- Confirm Merge.
In Sync? When merging a synced property and one that is not synced, be sure to specify the synced one (indicated as “Acct: Yes”) as the Correct Property/Unit Name.
Have Triplicates? Merge can only occur between two property records at a time. Have three versions of a single property? Just perform the merge process twice to combine three property records into one.
