When performing an inspection on the zInspector 3 app or the companion tenant app, you will typically see an Instruction section. As you might assume, this section is primarily used to communicate guidelines, suggestions, or other instructions to the person completing the inspection template. Instructions do not appear on the final report.
To edit the Instructions section, go to Settings → Document Templates and find the template you wish to edit, then click the New Draft icon (highlighted below):
Below are some example Instruction fields taken from a Move In Inspection template.
The following Instruction field results in the black line that separates the Instruction section from the previous section (another option here would be “heavy” instead of “light”):

The following Instruction fields result in the instructive text displayed in the screenshot below:
Z:[[Instruction | Tap Areas below to document condition at Move-In.]]
Z:[[Instruction | Tap checkmark above S to mark all as Satisfactory and then make changes.]]
Z:[[Instruction | N=New (Just installed or painted). S=Satisfactory/Acceptable. D=Existing Damage. !=Needs Attention]]
Z:[[Instruction | Holding selections may present options. Hold “N” for E=Excellent. Hold “S” for options such as F=Fair or P=Poor.]]
The following additional Instruction fields can prove useful in some cases:
Z:[[Instruction | NEXT_DOCUMENT | [Pet Inspection] ]] This field will automatically open another document, in this case, the Pet Inspection template, to be performed upon submission of the current template. For more on Next Document, see this article.
Z:[[Instruction | AREA_DETAIL | [bedroom;;closet; check for dust] ]] This field adds a placeholder on the Area Detail level, in the comment field. In the above example, the placeholder is for the Bedroom Area, under the Closet Detail.
Z:[[Instruction | AREA_DETAIL | [;;lock; Check if locks] ]] If you wish, you can omit the Area specifier from the previous example, to apply the comment to any/all areas that contain the specified detail, as shown here.
These two examples will appear as follows in the zInspector 3 app:
Z:[[Instruction | IMAGE_URL | [URL] ]] This field adds an image.
Z:[[Instruction | VIDEO_URL | [URL] ]] This field adds a video.
Z:[[Instruction | WEB_URL | [URL] ]] This field adds a website link.
Z:[[Instruction | SHOW_HOME | [C] ]] This field adds a shortcut to this specific inspection template on the app home screen. The [C] indicates the order in which the template appears (i.e., it will be listed as the third shortcut).
Important:
- Before you begin customizing any template, always make sure you have removed the following field on the very top of the template:
Z:[[System | [SYSTEM_DOCUMENT] ]] If you do not remove this field, you won’t be able to save your customizations. - To view the recent changes you made to a template in the zInspector 3 app, don’t forget to tap the Sync (cycling arrows) button in the app’s main menu bar.
