zInspector offers an intuitive and user-friendly template editor that can be used to customize any inspection template to your liking. Template customization is recommended for experienced zInspector users with some computing experience. Attention to detail helps too!

To begin customizing a template, go to Settings → Document Templates, locate the template you wish to edit, and click on the New Draft icon to the left; it looks like this:
Template field options, categorized by type, are listed below along with an explanation and sometimes examples showing how they work.
System Fields
These fields, when used, are typically located in the header.
| Z:[[System | [SYSTEM_DOCUMENT]]] | Indicates that this is a system document. Delete this in order to customize the template. |
| Z:[[Activity]] | Adds a field for specifying an activity (e.g., Inspection, Notices, Marketing, or Maintenance). Has no effect on the template activity itself. |
| Z:[[System Date]] | Automatically shows current date. |
| Z:[[System Date Time]] | Automatically shows current date and time. |
| Z:[[Task Description]] | Preloads a text input with a task description and allows you to manually edit or replace the description. |
| Z:[[Property Name]] | Displays the Property name. |
| Z:[[Property Address]] | Displays the Property Address. |
| Z:[[Ref Number]] | Shows the reference number. |
| Z:[[Ext Ref Number]] | Allows you to manually enter an external reference number. |
| Z:[[System | noaction | [Clean and Working] ]] | Shows a preset text on the final report, under the Actions column, for all details not marked with an Action (!) during the inspection. Add the preset text under Arguments. |
System Fields – Inspection Activity
These fields determine the inspection type. The options we have here are: Move In, Move Out, Inspection, Pre-Inspection, Tenant Move In, Tenant Inspection. Check out this article for more information.
| Z:[[Inspection Activity | Inspection Type | [Tenant Inspection;Hide] ]] | Indicates that this template is a Tenant-Completed Inspection template, and will be available for invited tenants to perform on the zTenant app. The type is hidden. |
| Z:[[Inspection Activity | Inspection Type | [Move Out;Hide] ]] | Field Name (here “Inspection Type”) gives the displayed title and can be customized; if left blank the displayed title will be “Inspection Activity”. Choose to show or hide the inspection type altogether on the template with the word “Show” or “Hide”. |
System Fields – Instruction
These fields provide instructions on filling out the template to the inspecting user on the app as well as instructions to the app itself about specific available elements and behaviors within the template. These won’t appear on the final report.

| | Limits the available selectable Action (!) options for the condition table to those specified under Arguments. |
| Z:[[Instruction | EXPAND_ALL]] | Displays the expanded list of all Areas and contained Details in the condition table by default. If not present, the expandable Areas list is displayed by default. |
| Z:[[Instruction | SHOW_HOME | [C] ]] | Places this specific inspection template as an option on the app home screen. [C] indicates the order in which the template appears. |
| Z:[[Instruction | VIDEO_ENABLED | [Yes] ]] | Enables video capture in a Tenant-Completed Inspection template. Video is not enabled for tenant templates by default. Not applicable to the zInspector 3 app (where enabled video capture is standard). |
| Z:[[Instruction | NEXT_DOCUMENT | [Pet Inspection] ]] | Automatically opens another template, after the submission of the current one. You can add the document name under Arguments. |
Contact Fields
Fields associated with your contacts, whether Tenants, Vendors, Owners, Group Members, or an Inspector.
| Z:[[Current Tenant]] | Allows you to choose from the contact list or enter the current Tenant name manually. |
| Z:[[Future Tenant]] | Allows you to choose from the contact list or enter the future Tenant name manually. |
| Z:[[All Tenants]] | Shows all Tenants for the specific property, along with lease status. Also allows you to enter current Tenant names manually. |
| Z:[[All Tenants | Incoming Tenants | [ Moving In, Current ] ]] | Allows you to specify which tenants to list, by one or more lease statuses. The example shows current and moving in Tenants and would be appropriate for a Move In template. |
| Z:[[All Tenants | Outgoing Tenants | [ Current, Moving Out ] ]] | Another example, as the above. The example shows current and moving out Tenants and would be appropriate for a Move Out template. |
| Z:[[Vendor]] | Allows you to choose a Vendor from your contact list or manually enter a Vendor name. |
| Z:[[Vendor By Property | [Property] ]] |
Shows only Vendors associated with the specified Property. |
| Z:[[Owner]] | Allows you to choose an Owner from the contact list or manually enter a Vendor name. |
| Z:[[Group Member]] | Allows you to choose a Group Member from the contact list manually enter a Group Member name. |
| Z:[[Inspector Name]] | Shows inspector’s name (preloaded from user Profile). |
| Z:[[Inspector Email]] | Shows inspector’s email address (preloaded from user Profile). |
| Z:[[Inspector Phone]] | Shows inspector’s primary phone # (preloaded from user Profile). |
Custom Fields
Various text and paragraph fields. Here you also have the option to add a selection field or a checkbox.
| Z:[[Text Field]] | Renders a single-line text field. |
| Z:[[Text Field | Title]] | Renders a single-line text field with a title. |
| Z:[[Text Field | Title | [Preloaded text; Show] ]] | Renders a single-line text field with a title, and a preloaded text. |
| Z:[[Paragraph]] | Renders a multi-line text field. Similar to the text field, you can add a title and a preloaded text here as well. |
| Z:[[Date Field]] | Allows you to select a date from the calendar. |
| Z:[[Numeric Field | Title]] | Opens numeric pad for number input. |
| Z:[[Boolean Field | Title | [TRUE;FALSE] ]] | Adds a checkbox field. |
| Z:[[Select Field | [Satisfactory;Unsatisfactory;Not Assessed] ]] | Shows a required dropdown selection list, with each selectable option separated by a semicolon under Arguments. |
| Z:[[Select Field | [;Satisfactory;Unsatisfactory;Not Assessed] ]] | Renders the same dropdown selection list, but makes it optional (added semi-colon in front of the first option). |
Signature Fields

Note: To view the recent changes you made to a template in the zInspector 3 app, don’t forget to tap the Sync (cycling arrows) button in the app’s main menu bar.
