The following tips will help you make the most of your inspections and get comfortable with the process.
Refer Back to the Last Inspection:
To call up the last inspection’s condition values for reference during the current inspection, tap as needed so that “Compare: On” is displayed. The previous inspection’s condition values will show in muted colors to make it easy to refer back to previous property conditions and confirm or change them as needed when marking present conditions. To disable this feature for the current inspection, tap as needed so that “Compare: Off” is displayed.
To call up the last inspection’s photos for reference during the current inspection, tap and hold on the camera icon for an area or detail to see any photos for that area or detail from the previous inspection -OR- tap on the Last: [Activity] link (just above the Compare setting) and tap on View Photos to see all photos from the previous inspection.
To apply the last inspection’s condition values to the current inspection, tap and hold on “Compare: On” then tap on Yes -OR- tap on the Last: [Activity] link (just above the Compare setting) and tap on Copy. The previous inspection’s condition values will be applied to the current inspection in bold colors; unless you make changes, these will be the conditions recorded when you submit the report. This feature is helpful when a tenancy has been especially short, a tenant has taken exceptional care of the property, or any time that few or no condition changes need to be reported.
Pause an Inspection
Pause an inspection any time and return to it later: simply tap on the Save (floppy disk) icon at lower left then close the app or back out to the main screen (upper left).
Important: When you have inspections in progress, do not reset your password or uninstall the app—or you will lose them!
Resume an Inspection
On the app’s main screen, in-progress inspections are indicated as a number in parentheses next to Inspect. For example, Inspect (3) indicates that three inspections have been started, but not yet completed, on the app.
With no property specified, tap on Inspect to see only a list of in-progress inspections. Tap on one to resume it.
With a property specified, a number following Inspect will additionally indicate if any in-progress inspections exist for that property. For instance, Inspect (1/3) indicates that one of the in-progress inspections does match the specified property.
With a property specified, tap on Inspect to see all available inspection templates, forms, and documents for the property, including any in-progress inspection(s) which will be indicated with a red exclamation point (!). Tap on one to start or resume, as needed.
Inspection Upload and Viewing
Photos will upload as soon as possible, depending on your WiFi settings and available network connections (mobile and WiFi).
An inspection itself will only upload once it has been completed and submitted in the app, again, depending on your settings and available network.
Media (photos/videos) appear in your Timeline in a media folder (indicated by a camera icon) under the specified inspection type. If photos are taken over multiple days, there will be a separate media folder for each day. The finalized inspection report (condition ratings, comments, etc) will appear in your Timeline, once it and all other media have had a chance to upload, under the final date of the inspection (indicated by an orange magnifying glass icon). Default span settings will typically ensure that all of the inspections photos are included in the report but can be easily adjusted if needed.

Creating a Move In / Move Out (or other) Comparison Report
Comparison reports are created on the zInspector website. From the Properties page, locate the relevant property and click on the property name. On the property’s dashboard, click the Compare button , select two eligible inspections, and confirm. The report will process and download as a PDF.
