Inspections provide access to standard templates and any custom inspections, forms, and documents on your account in the zInspector 3 mobile app. This article covers the standard inspection template formats—Move In, Move Out, etc—in detail.

Perform a Property Management Inspection
1. Tap Select Property/Unit, and select a property, or tap +New to create one.
2. Tap New Inspection, and select a template, such as Move In or Move Out.
If a Warning pop up appears here, don’t panic. It would say: One or More of your areas need Area Descriptions, with the option to add them and tap Save to continue. Or, you can Cancel to close the dialog box, tap on Edit Areas link (right above the condition table), to modify the property layout, and add Area Descriptions to differentiate any multiple areas of the same type such as Bedrooms and Bathrooms: this way any future inspector or tenant/owner knows exactly which area/room is which on a property. Example:

- Bathroom 1: En suite
- Bathroom 2: Off hallway
- Bedroom 1: Master
- Bedroom 2: Guest
Single areas of any type (Kitchen, Laundry Room, etc) do not need a description, though in some cases (Other) can be helpful. When finished here, tap Proceed, review your changes, and tap Save to continue.
Note: In Edit Areas, you can also change inspection flow (hold and drag an area up or down in the list), add a missing area (tap +Add at bottom), or delete an area that doesn’t exist (tap the trashcan icon at right). To access Edit Areas any time during an inspection, tap the Edit Areas link in the header.
3. Tap the field title or the field itself, respectively, to select from a list of Tenant(s) or enter a tenant name.
4. Tap to add/change the Inspector Name.
5. Next, see the list of property Areas. Each area must be completed or marked as skipped (Not Inspected). To take a general photo/video or 360 image of an Area, tap the camera or 360 (globe) icon to the right of the Area name.
6. Tap on an Area to expand it and view its Details. For each detail you must:

- Select a Condition Value:
- Tap on N for New, S for Satisfactory, or D for Damaged.
- Hold down on a value to call up alternate condition options (by default they are):
- For N: Excellent (E).
- For S: Fair (F), or Poor (P)
- For D: Damaged and Needs Attention (DN), or Damaged and Needs Re-Hab (DR).
- Tap on ! to specify an Action Item to accompany any condition value (optional).
- Select a Condition Value:

- Remove the Detail (or entire Area): Tap the X button to the left of any Detail to mark it as Not Present. You can also exclude an entire Area from an inspection: simply tap the X button to the left of any Area header to mark it as Not Inspected. Marking Areas as Not Inspected and Details as Not Present counts as inspection progress and does not prevent completion and submission.
Important: By default, a detail marked as Damaged (D) or requiring Action (!) must be documented with a photo and comment (see steps below). Missing documentation will be indicated with a red camera icon (missing photo) and/or red detail name (missing comment). This default can be changed by your account’s administrator or owner.
Helpful Tip: Specify a condition rating for an entire area by tapping (for default value) or holding down (for additional value options) on the checkbox in that area’s header. This can be handy if all or almost all details fit a certain condition (such as Satisfactory). You can then make changes to the few details that may need a different value (such as New or Damaged).
7. Once an Area has been completely inspected, its Area name will turn green. For any area detail you can also (optionally):

- Take a Photo/Video: Tap on the camera icon for any detail to open the camera screen.
- Tap the camcorder icon to take a video (or more than one).
- Tap the camera icon to take a photo (or more than one).
- Edit, Delete, Mark Up, or Share a Photo: Tap on the Gallery (stacked photos) icon at the top of the screen. For any photo listed:
- Tap the camera icon to View a zoom-able version of the photo or Edit its tags or delete it permanently.
- Tap the pencil icon to Edit its tags or delete it permanently.
- Tap the pen icon to Mark Up the photo in red, black, white, and/or yellow, then Tap Save (disk icon).
- Tap the linked dots icon to Share the photo right away.
- Make a Comment: Tap on any Detail name (such as “Door/Knob Lock” or “Switch/Outlet”) to comment on it. Add a free-text comment using the keyboard that pulls up automatically then tap the checkmark icon to finalize the comment -OR- select from available pre-defined Smart Comments by tapping on the dialogue balloon icon, filtering as needed, and selecting a Smart Comment.
- Take a Photo/Video: Tap on the camera icon for any detail to open the camera screen.
8. Repeat until all areas have been completely inspected and all Area names are green and.or marked as Not Inspected.
9. Tap to add Additional Comments as needed.
10. Tap to add/change Final Comments as needed.
11. Tap Preview (at bottom right) when satisfied.
12. Scroll down, tap in the Inspector Signature and/or Tenant Signature fields (if available), and sign as needed. Tap on the Save (disk) icon to confirm a signature.
13. Tap Submit to send your report to the zInspector website and any email addresses specified under Email Integration in Profile Settings.

Tap Submit/Email, select and/or specify recipients as needed and tap Submit.
