You can use zInspector 3 to easily document the posting of notices.
It’s smart to document the posting of important and time-sensitive notices, such as a Past Due Notice for Rent and a 24-Hour Notice to Enter, in case a tenant later argues they received no notice.
Here’s a video tutorial, followed by step-by-step instructions:
Step 1: On the zInspector 3 app, tap on Property/Unit and specify a property.
Step 2: Tap Quick Pictures.
Step 3: Tap Activity… and specify “Notices.”
Step 4: Tap the Smart Comments icon to enter a pre-saved comment or tap Comments… to enter a free-text comment as needed.
Step 5: Tap the Camera icon (lower center) to take a photo of the posted notice.
Step 6: Tap the Back (<) icon (lower left). By default, this triggers a Report Request popup.
- Tap Yes to generate a report (emailed PDF) of this activity.
- Tap No to decline.
- Tap Disable to prevent this Report Request popup in the future.
Note: If disabled, you can re-enable the Report Request popup in the app’s Settings under Misc. Settings: simply checkmark “Reports Request Prompt.”
Step 7: Tap Timeline/History in the app or go to Timeline on the website to view your Notice activity once it uploads.
Step 8: Find the Notice report PDF in your email inbox (if requested) or download a PDF of the report from Timeline as needed. The report will be user-stamped, time-stamped, and GPS-stamped (based on your report customization defaults). This is a fantastic way to document that you have posted an important, time-sensitive tenant notice!
